Why did this happen when "talents" armed with named academic backgrounds and various certificates such as CFA and CPA are products made up of good items that have been carefully financially modeled and inspected far away?
First, it's not "my money." People who work for rich institutions like pension funds, insurance companies, etc. end up collecting our pension and insurance premiums and rolling in trillions of dollars. That means it's not their own money. We're told to increase the proportion of foreign and alternative investments, so we first go to a real estate asset manager who says it's easy to make money and sell off to individuals.
Second, "real ability" does not consist of academic background and certificates. No matter how much sensitivity analysis or other assumptions are put in, there is a crisis that is not expressed in an Excel sheet or an investment that is good for profitability. That's why I have better ability to analyze startups than a famous accountant who was excited that "I can't turn into a Coupang surplus, and I'm worried about the future of the carrot market."
When overseas real estate funds and listed REITs were devastated simultaneously in the early and mid-year last year, I analyzed that SL Green Realty, which contains excellent commercial real estate items in New York, was trading at a significant discount compared to its intrinsic value, and used it as an opportunity to trade arbitrage, earning a total return of 78% in half a year.
Shares of the REIT have since risen about 27%, but shares across the REIT sector have been sluggish this year, proving inefficiencies in the U.S. stock market, which is also dominated by institutional investors.
